Testimonial for Amerifi Mortgage - THANK YOU!!!
There aren’t enough words to express what Ryan Cook and Jennilee Maniquis have done for me when it comes to saving my two houses. It truly was a miracle that I was able to keep both of my houses. Anyone who has ever been through the nightmare of trying
to save their home needs to read my story. In 2012, when I first spoke with Ryan, my rental property had been sent to sale. UFAN had it tied up in a law suit to stave off foreclosure. They were trying to help me get a modification through a settlement. I was
assured that I had a very good chance of winning. However, after a year and a half of legal wrangling, the suit was dismissed without predjudice and UFAN was back to the drawing board with the “cyclic” modification process. In the meantime I kept in touch
with Ryan. He kept telling me that he could help me but I had already invested so much money with UFAN that I didn’t think I could risk it. The next thing that happened can only be described as divine intervention. I hadn’t heard anything from UFAN in weeks
since the case had been settled. At this point it is important to note that every month my rental was going on the auction block and the only reason it didn’t sell was because it was tied up in the modification hornet’s nest. It turns out, this was actually
a blessing in disguise because it bought time for the laws to change. Thanks to Kamala Harris’ Homeowner’s Bill of Rights, the banks were unable to foreclose on a property if it is involved in a modification. This went on for over a year! Every month UFAN
would send me notices stating the sale date had been canceled. I literally felt like a death row inmate who was being granted a stay of execution. The emotional toll this took on me every month was no different. The anxiety that came with bracing for the news
from UFAN to say whether or not they were able to postpone the sale date made it almost impossible for me to live a normal life. Well this one month, I didn’t receive a notice. Little did I know that Ryan had been vigilantly monitoring this property and he
called and told me that the property was definitely going to sale because I had been APPROVED for a modification but UFAN did not do the follow up so it was denied and the house was going to sale! I literally freaked out hearing this shocking news. After 5
years of fighting the banks and about $10,000+ later I get approved but because the law firm dropped the ball with no explanation, I was going to lose my house! I thought the lender had finally won. Then like a knight in shining amour, Ryan reassured me that
he could stop the sale. I couldn’t believe my ears! He did in fact stop the sale. After that he and Jennilee began a process that can only be described as a miracle. It only took two months. The impossible was finally made possible. I was approved for a modification.
Before I contacted Ryan, I had two other law firms and Harvey Garte, a modification specialist, try the same process over a five year interval and they all met with failure. I was left with about a $10,000 debt as a result of all their efforts. I even consulted
with two attorneys and they both told me to “ just let the houses go”. But that wasn’t the end. I had another property. This was the home that my parents and I live in. I had been in a modification war with Bank of America since 2008. The problems with this
institution were well documented in the media and I was inextricably linked to the nightmare. Having come out from the other side, I am grateful to say, I survived. In 2011, Bank of America sold my loan to SLS (Specialized Loan Servicing). After five years
of battle, they finally approved me for a loan modification. There was just one problem. The date I received the notice was dated Aug. 2, 2012 but the dead line to return it was Aug. 1, 2012 -talk about a catch 22! A few other weird things happened with other
failed trial modification attempts but I will spare you the details. They finally granted me a modification but the payment was set at $2023.00 a month. There was no way that I could afford that. Ryan had told me after we finished work on the rental property
that he would be glad to help with this property. But as usual, I thought that everything was going well and that there wasn’t a need for his help. Needless to say, I did need the help of the dynamic duo once again. This time it went even easier. This modification
was a piece of cake compared to the rental property. Ryan and Jennilee worked their modification magic once again and I was approved but this time the payment was much more reasonable. I was approved with a trial payment set for $1639.85 month. This was a
savings of $383.15! In writing this testimonial it all seems so simple and straight forward but as I said there is no easy way to express what I really went through in words. For the sake of brevity, I have cut to the chase but there is so much more that should
be said. For instance, I actually own three houses. They are very much like my children. I have worked very hard to take care of them. I have invested a great deal in them both financially and clearly emotionally. The thought of losing them was as equally
devastating. In 2006 I had incurred a huge $10,000 debt from a very contentious divorce. I had lost two jobs. By every stretch of the imagination, what Ryan and Jennilee did should not have been possible! Something else was at work that I can only explain
as devine intervention and Ryan and Jennilee were definitely instrumental in all of this. Thank you Ryan and Jennilee. You gave me my life back. You have truly been my guardian angels.
