DO NOT RENT ANY APARTMENTS MANAGED BY MOSS & COMPANY. Negative Experience:- 1) Moss & Company has a poor response to maintenance requests: average response time 1-2 weeks to fix a leaky faucet. 2) Moss & Company employ unqualified or sub-par maintenance men to maintain their many apartments: in my unit alone pre-existing problems that I discovered upon inception of tenancy: eg. leaky faucet, defective outlets, black mold, just to name a few were a chronic problem during my tenancy due to cutting corners by hiring these unqualified maintenance men. 3) Chances are you will be paying water, trash and sewer monthly through a 3rd party service provider called AUM. It is a ratio utility billing system. My problem with this is there is no transparency to this practice. You will not get to see the master bill of any of those statements. Instead, AUM sends you a statement with just a list of charges and the total you have to pay for that month. For 3 people (babies included), expect to dish out another $50 or so dollars additional to your monthly bills. And AUM adds on all kinds of fees to your bill so you have been warned! If you have questions, expect to be calling back and forth between AUM and Moss & Company and still end up without a resolution. 4) Moss & Company employs a barrage of tricks and gimmicks such as their slogans, advertisements, and cosmetic touch ups of the rental properties making them seem "like new" in condition but you'll encounter problems like I, as well as other tenants I've spoken to very soon after the you spend about a week or two in the rental property. Prospective tenants expect to be milked for every cent because this management company is notorious for trying everything in the book to throw the charges onto the tenants to cater to the landlords demand for higher profits. For example, your security deposit is in jeopardy because it is their common practice to automatically slap janitorial charges, carpet shampooing and the cost of painting to all departing tenants even if you have restored the unit to pre-tenancy state taking into account wear and tear! Conclusion, do not rent from these management company. You will have to go to great lengths to get a full security deposit refund which entails taking before and after photos of the rental property, keeping all copies of maintenance request forms turned in and correspondences with them. If verbal, write down name, date, time and contents of conversation just to list a few pointers because chances are you'll have to threaten to sue them in order to get your full security deposit back. Be sure you know your rights! Otherwise, they will exploit your ignorance. For example, their charges for a tenant screening fee. They are required by law to furnish you a detailed statement stating how those fees were spent and reimburse you the remainder (if any). And if they ran a credit check you are entitled to a copy of the credit report. However, if you don't know these rights, it was my experience that they would skip this step or simply tell you that you're not entitled to your credit report. MOST STRESSFUL LIVING SITUATION OF MY LIFE. Moss & Company is a prime example of all that glitters is not gold. And do not judge a book by it's cover.
